The back story

About Buying property in Barbados, and the Welcome Stamp

Barbados has long drawn buyers to the villas of the Platinum West Coast and the golf estates in the hills of St. James. Here is an overview of the market and of the Welcome Stamp, which lets you live here for a year while working remotely.

Where buyers look

Most luxury buyers look at the west coast of St. James and St. Peter, the Platinum Coast, with its beachfront villas and calm sea, and at the golf estates in the hills above it. The south coast has more apartments and condominiums close to the beaches and the nightlife.

The estates

Royal Westmoreland has more than 250 homes around its championship golf course, from land and turnkey villas to the Lancaster Mews townhouses and fractional ownership at Mahogany Heights. Apes Hill sells property lots and turnkey homes in collections such as The Pavilions, Highlands and Seaview Ridge. At Port St Charles, near Speightstown, apartments and villas look over the yacht lagoon or the beach.

From intimate one-bedroom apartments to majestic 12-bedroom estates.

New developments

The biggest new project on the west coast is Pendry Barbados at the former Port Ferdinand marina in St. Peter, with 80 beachfront rooms, a private marina and Pendry Residences Barbados; Pendry says it is “coming soon”. On the south-east coast, Wyndham Grand opened its all-inclusive resort on the Sam Lord’s Castle estate in 2023, according to press reports.

Agents

Agents with west-coast offices include Altman Real Estate, Alleyne Real Estate in Derricks, Chestertons in Holetown, Barbados Sotheby’s International Realty and Terra Luxury, and Ron Karp Realty sells across the island. See our Property page for contact details.

The Welcome Stamp

The Government of Barbados introduced the 12-month Barbados Welcome Stamp on 30 June 2020: a visa that lets you work remotely from Barbados for up to 12 months, open to anyone who meets its requirements. Visit Barbados runs the official information page, where you can check the current requirements and apply.
